Yep, my top spots were all in Arkansas (???) ... and then a bunch out of Louisiana. I love Louisiana, but I was surprised to find no New Orleans on my list. And believe me, I'd live in New Orleans LONG before I'd live in Shreveport or Alexandria ... guess my penchant for cheap housing did me in! :)

Honestly, I'm in the middle of deciding whether to let that one get away right now! It's small -- 792 square feet -- and "2" bedrooms that are more like 1.5. But the finishes are terrific, the price is great, the location is nice ... I just have to figure out if I can downsize that much! I'm not a hoarder (really!) but my family's packrat gene certainly has hit me. If I can bear to part with as much stuff as I'd need to ... :)

Vic, homeMADEhome makes a great point. And if money is tight, paint one room a month! :) Even if your landlord is enough of an idiot to keep your deposit AND your hard work when you move, you'll enjoy coming home to a nicer place so much before then that it's worth it! Good luck!!!

Excellent job of combining everything! One tiny question ... in the first tour of Matt's home, there was a gorgeous painting next to the staircase (Photo No. 2, if you click back to that tour) ... I didn't see it in this tour. Please tell me you still have it somewhere! :) And if you are looking to sell that piece ... well, keep me in mind! :)

Love, love, love the After. Just wondering, though: Did you keep the rug from Before? It might be just the way the colors appear on my screen, but it looks to me like that Before rug would go beautifully in the After room, too. (OK, fine, I'm not a fan of animal-skin rugs or rugs that mimic those shapes!) Lots of ideas/inspiration in here -- thank you for sharing!

Ooooh, @Red Zinger, that sounds like a gorgeous color -- I'd love to see a photo of your kitchen floor. Do you have a blog, perhaps? :)

@Borage and @Engchik -- Yes, yes, yes. In my family, everyone's gone over everything with a fine-tooth comb (and usually, a U-Haul truck!!) long before the estate sale is scheduled ... so we're happy to let what's left find a new home and a new purpose.

@WendyM1 -- Yes, concrete is cold -- and it feels SO good on my feet most of the year here in Central Oklahoma. The stained concrete floors (nice but nowhere near as cool as this floor!) are what sold me on my place -- they're cool (temperature-wise) and my cats can't destroy them! I do have area rugs for when it gets colder...

What a fabulous home tour! The space is terrific and inspiring -- it doesn't look completely out of our reach, like some do. And the photos give both wide-angle views of the rooms and close-ups of the vignettes -- and cutlines to boot. Way to go, AT! One quibble with the last photo, of the closet ... The cutline says, "Hakarl painted the inside of the closet gray to match the walls and it has a tremendous impact!" The interior top of the closet, on my monitor, looks bright yellow; the rest appears to be a brown wood tone. Has the closet since been painted gray, maybe? Guys, thanks for sharing such a marvelous space!!

I really like the marble subway tiles. I don't remember seeing them used in such a large way before, and they rock! The marble countertop and the drop-in sink ... lovely! Congrats on such a great space -- and thanks for sharing!

@JasonLoper -- thanks for fixing the links! Definitely a fabulous home -- thank you for sharing, @lheck! I'd love to see the litterbox room, too. I have four cats, and I keep their boxes in the "cat cave" -- a third bedroom in my house. (Yeah, I have too much space for one person, but it's great for four cats and one person!) I have the boxes placed as far from the bedroom door as possible, and the scattered litter has (so far) stayed in the cat cave. (Constantly sweeping up one room isn't nearly as bad as constantly sweeping/vacuuming up an entire house!) Your cats look lovely and happy -- congrats! :)

I'm getting the Mark Macek house (another Austin home with felines) on all the "house tour" links, like @asizzle says. I understand it's a holiday, but it'd be nice to get that fixed ASAP, please. Thanks! :) PS: Love all the cats, and glad to know there are folks with MORE cats than I have out there! ;)

Love, love, LOVE the backsplash tiles. Gorgeous, especially with the beautiful marble countertops (did the contractor fix that seam problem? I can't tell from these photos). Very clean, streamlined look with the cabinets. I kinda agree with the folks who question the gold knobs, but that's a matter of my taste -- and it's YOUR kitchen! Seriously, a terrific job. Enjoy!!

@Bee for Brian and @MrsLupinski ... Your kitchen descriptions sound wonderful. Do you have any pictures online to share? A girl can daydream (I just moved into a rental that has a huge kitchen with wood cabinets, but they're all stained the same medium shade of brown -- and that won't change!) ...

Raina, I think it's gorgeous. Speaking as a renter myself, I'd love to have a place like this! Definitely not cookie-cutter -- and I agree with you on easy maintenance. Tenants don't want to have to call the landlord every week for something else that's falling apart! Excellent job redoing this. Your tenant is very lucky to have y'all for landlords!
