Here's what I would do:

Move the bed-- horizontally into the corner formed by the window wall and the bathroom wall. Head lines up with the bath tub.

Flip the futon-- leave it where it is, just have it face toward the kitchen. Move the coffee table so it's now in front of the futon.

Replace shoe cabinet with a comfy chair-- put the shoe cabinet in what seems to be your walk in closet near the bathroom. Where the cabinet was, put a big arm chair.

Now you have a comfy conversation area in the main living area.

Kitchen-- ditch the table and chairs, you're not gaining anything.

Enlarge the island-- either buy a new one, or replace just the top with a large butcher block that you can get cheap at Ikea. Float the island in the kitchen, buy some comfy bar stools for either side of the island, and you have a work/eat space.

Now you have an apartment that flows! You can even fit a small desk in the corner where the bed used to be. Or put a huge bookcase there.

Enjoy! If you want more ideas on what to do in small spaces, go here: http://abitofbrooklyn.blogspot.com/search/label/Small%20Spaces

Ditto on the subway tile-- and just go white with it. Try and find a grout that matches the floor's grout... and then tie in the beige floor tiles by doing some accent line or cap in a shade of beige/brown that you can stand :) Good luck!

I agree with Fingernail: make the odd area that was the balcony your closet, build it out a bit to square off the room. I would also gut the other closet out to gain a little more breathing room in your bedroom. Also, watch out for door placement and the configuration of your bathroom-- if you can swing the bathroom door around the corner, the closet can get really roomy. Good luck!

Ditto the comment-- just because you can technically "fit" doesn't mean you are going to be happy. Some people want room for their kids to run around outside, or have that mental distance when you need it... or have a place to put your in-laws when they come to visit from out of town. All of these are very hard to do when you are living in a tiny place.

That being said, I live now in a smaller apartment in the city with my husband and little one, and we're very happy :) there are ways to make things work. But I don't think ill of those who want to move out of the suburbs for more space. There's something to be said for ease and comfort :)

Depends on the look you are going for... for an earthy look, try a muted olive/fern green color. For something a little more contemporary, try a medium tone plum color. There are a bunch of paint preview tools where you could check out how things would look...

Great article, and fabulous tips! I agree, mix over match is the way to go when entertaining in small spaces... but I keep this in mind when purchasing things for my 800 sq ft apartment. I try and buy things that are multifunctional-- living room chairs that can be used in the dining room, dishes that can go casual or fancy... it's just easier to bring things into a small space that will work for you on different occasions.

This must be the most sweetly styled 300 square feet in NYC. I love it. We lived in 400 sq ft for 4 years, BC (before children) and we loved it. A true testament to a relationship is sharing a studio of that size!

Oh this is too cute... wondering whether this would work in a bedroom (as this is where we keep our filing cabinet) Still looks a little harsh, wonder if there's a way to soften this look even further?

Stainless steel is great, keep it, see how you like it. Trick to making things not stick: first heat the pan, then heat the oil/butter, then put in the food. Depending on how good the quality is, you may have it for years to come. I agree with another poster, maybe keep out the most used pieces and store the rest for later. As for nonstick, one 8" pan is all you need in that department, I'm not a huge fan. I also second the purchase of a crockpot, you can make meals when you have the time and leave it to cook while you're at work.

Love Shaker furniture. I think it works well especially in smaller homes (like mine) where the clean lines make the place feel more breathable. Thanks for these sources, I've been looking for some good dining chairs!
