Wait, why are you getting rid of the hot-tub? I'm pro-hot-tub.

I'd choose a color palette and use it throughout. Buy the same type of planters and use similar colors of flowers/plants on both levels. A few potted trees would also look great!

Know your zone, and don't plant until you're sure the frost has passed. Just because a nursery is stocking plants doesn't mean that it's time for them to go in the ground. And know your light! Keep in mind that if you plant near trees, your light will change through the season (for instance, my front yard is partially sunny up until the summer time, then when the trees have filled out, it's mostly shade), so pick plants accordingly.

Also, it's really all about the soil. Use potting mix if you're doing container gardening, and make adjustments to your ground soil as necessary.

Oh, and never put off weeding - they get worse every day, so get them when you see them!

If you happen to get plant transplants and then forget to plant them promptly, put them in the ground anyway - even if they look half dead. My mom taught me that, and I'm always surprised come springtime when plants that disappeared last summer have come back in full force.

I thought I'd be pro-paint, but those ARE pretty! Tear up the hideous floor and go with a matching wood (then get a bright rug) or a bright tile. Replacing the backsplash with some modern subway tile might also go a long way. I'd also paint the walls white, and bring color in through artwork.

Updating the handles to a chrome might also do wonders.

Live with the cabinets for 6 months to a year, and if you still don't like them, THEN I'd suggest painting. But some small changes might take care of the problem for you.

Considering re-sale value, I'd think again about not replacing the dishwasher. If price is an issue, you can get a low-end model for fairly cheap and I see them used on Craig's List all the time.

Sigismodo, I think that Rice Krispie cereal has malt flavoring, which is not gluten free, but it's been a while since I've looked at the ingredients. You can substitute Erewhom Crispy Brown Rice cereal though, and then it would be safe for celiacs. :)

I love that the gluten-free market is expanding! My current favorite flour mix is Meister's, but I'll give King Arthur's a try.

Thank you so much for your input! AT readers are so creative.

FengShui, to answer your question - the bathroom (the only one in the house) is near the back of the house, hidden through a maze of doors and a hallway. We're open to adventure, but want to settle on a design that will appeal to future buyers (but is still interesting).

I'll be sure to send in photos when we finish it!
