As a realtor, I advise sellers to focus on eliminating distractions. Simply clear countertops, eliminate family photos, fridge magnets, and move furniture away from the corners to create more airiness. Put stuff in boxes or garbage bags and stash under the bed. Repaint. A buyer will calculate the cost of repainting and factor that in with an offer. Fresh paint will enhance the condition as well as neutralize the color scheme for mass appeal. Pale cafe au lait colors are neutral without being cold.

Maybe it's from trapped air. Look into 'bleeding' your radiators with a radiator key when the heat is not on (not today!) and catch the gray water in a bucket and then proceed to the next radiator.

After that fresh layer of gravel, load it up with varied pots of low maintenance plants, covering those planters with grit, a tiny form of gravel which will serve as mulch to keep moisture in and weeds out. There is no such thing as No maintenance, so you'll need to get in the habit of bending down and plucking up leaves and debris from the area but if you bend from the waist, it's like Downward Facing Dog, a yoga pose and you'll enjoy a slight buzz whilst also stretching your muscles. :-}

Paint the bricks black. Hire a mason to build a slate raised hearth where it belongs, and prop the screen on it for better proportion and coverage. If you must do glass for child safety, understood, but a screen is so much more pleasing. Love your wall color!
