condo or victorian? how about a condo in a victorian, there are many.

but i understand the dilemma: the spaces in victorians have charm, but most need so much work to be livable and require tons of up keep.

on the other hand, modern condo's generally lack charm, but have more livable spaces and utilities [power on every wall of every room, closets, etc.] but will be tiny.

i've lived in old. charming isn't enough. not for me. i bought new. what it lacks in charm, it makes up for in utility and economy and the longer i stay here the more i modify it and it's developing a charm of it's own.

but that's just for me. some people, many of my clients included, love the old places and are willing to pour buckets of money into an old place to upgrade the utility, energy efficiency and livability of the places. but in the end they rarely maintain the victorian spaces, though we make every effort to maintain the victorian decoration.

different strokes/different folks.

actually, they were originally $1400 each. then dwr discontinued them and the price dropped to $700. i doubt you can get a new one now, unless dwr decided to reinstate them.

i have 3 in my office [in the wenge stain with red drawers] and i love them.

the biggest issues are, i think the lack of color in the space and the lack of textures. the first things that come to mind are what folks have already mentioned: paint the backs of the recesses a color, or more than one, or use mirrors to expand the space.

using the ledges as surfaces on which to prop up bigger pieces of art, or as a long book shelf would also be good ideas.

your knick-knacks are too small to hold their own on the vast shelf space. group them together so that like things are all together [bunches of candles, bunches of books, bunches of figurines]. don't be afraid of empty space between groupings.

i organize my closet by color as well, including my socks boxes. i have double rails, so all the hanging shirts are up, organized by color. pants and sport coats are low, again organized by color. jeans get folded and put on shelves with sweaters and t-shirts. underwear goes into those fabric drawer organizers from ikea, but placed on the shelves.

my closet is the most organized place in my life. lol. if i could conquer the mayhem in my office, i'd be a happy man.

i had a professor in college who had spent months measuring the house, producing drawings, researching the house and it's construction along with mercer's life....and never published! gah! so much information lost to usefulness.

my parents bought two chairs much like this one, only without the handles on either side of the seat, at pier one imports in seattle in 1967. so, there have been "knock-off's" almost as long as these have been produced.
