by "fastest growing condo market" you mean "fastest bubbling out of control condo market" right?

at any rate, we do have awesome homegrown design up here in the True North, glad to see the recognition from apartment therapy! :)

SherryBin, that's not cool. Putting up a curtain rod should hardly cause the landlord to lose sleep. Any landlord that tries to enforce such a draconian rule should become the landlord of a monastery.

Honestly, I feel sorry for you folks in America, land of the Dollar Bills. No place in Europe or Canada would get away with rental laws like you folks seem perfectly OK with. (Then again, you guys also get away with not having health care...)

To be honest, I agree with the just hang curtains. If your landlord makes a fuss, say that you have had a peeping tom. Hanging a curtain rod creates a hole the size of a pencil, and any normal human would also want curtains.

Dont. Paint. The. Tiles.

We live in an apartment that formerly had a pink tub. It was reglazed white very soon before we moved in, and
1) it's already cracking after 3 years
2) it is impossible to properly clean

If you can't work with the colour (which I fully understand, because it looks kind of brown-pink-tan-bleh) then please save up and hire some contractors to come and retile. White tile is cheap as heck and the install should only take about a weekend. Or DIY if you can.

Did I mention DON'T PAINT THEM?

Yeah.

Well I'm glad you didn't flip the place and thus contribute to the stupid market in this town.

I like the kitchen/breakfast room paint colour - what grey is it?

Well, if you are "revamping" the bathroom, why not retile? And move that sink a bit further from the toilet?

But if you aren't ready to retile, then I would recommend going for a dark charcoal-grey. Nix the white - normally I love white in a bathroom but with the yellow tiles I think a crisp white will just make the floor look dirty.

Another example of a rental i would completely pass up because of a hideous kitchen.

Message to landlords: white is inoffensive. Custom 80s painted curlicue cabinets, green carpeting, and yellow bath tiles are NOT.

I honestly would've passed on the apartment. (Both for the colour and because I'm horribly allergic).

It's already been said, but I have a chemistry degree and can tell you that as long as you don't leave something like wine or juice in one of the glasses for a year and then drink it (ew) you'll be fine.

Lead CAN leach out from crystal but only over very long periods of time. Plus you're likely to be exposed to more lead from old house / road pipes, soil, and dust.

LOL @ NicodemusBC

I think the "after" is kind of bleh, personally. However, it's a pretty good idea to "spiff" up the plain ol' brass and plastic thing. I personally would spray paint it.

archdarling - try craigslist, or your local rural antiques store. if you were in toronto i'd be able to help more...

they are also pretty easy to make if you're feeling ambitious.

oh dear - hate to break it to you Julia but Jane and Weston is never, ever going to gentrify. that area of town has always been and probably will always be a bit of a tough 'hood.

but the house is all right! a bit dark on the wood tones for my taste.

amen, ecuadoriana1.

although, here in canada we have sane, humane laws that don't allow for "security" deposits. (landlords can ask us to paint places back to white or pay them the cost.)

i hear europe also has sane rental laws. i feel badly for you guys in the US.

Dominion's comments make me sad - listen up landlords. you're in a service industry. you chose it. if you can't provide a quality service, you have no right to complain about less than stellar tenants. you wouldn't serve roachy chicken wings on dirty plates at a restaurant you own ... why expect people to live in roach infested / dirty / not maintained places?

agree with mschatelaine, fully. sometimes old crap is just old, broken, not-the-best-quality-in-the-first-place crap.

that said, when old stuff is nice and salvageable, then it can be worth keeping. however, if your aesthetic is modern, who is anyone else to tell you not to go for it?

I agree with the Expedit idea. Your other option is a nice folding screen. Personally I'd prefer "cutting off the room" a little if it meant creating more of a real entryway - we're also (like most Canadians) a no-shoes house so I totally get your dilemma!

holla from toronto... and i like the bit about stupidly high housing costs (we're like new york but 1/5 the size and only 1/2 the rent)

talk about tons of comments!

i'm canadian and bought a bunch of my furniture back when our dollar was worth a bit less... plus you gotta remember we have higher prices in general...

it's my first apartment and i bought the "need this to live" stuff for about $2000 total, which was equal to my tax return. granted that included things like sheets, towels, pots and pans, knives, cutlery, curtains, etc. etc. man, those thing add up!!! (the dollar store saved me!)

furniture...
-$700 on a sofa (yes it's not the best but it's super comfy and will last for 8-10 years)
-bed = already owned the frame. no headboard, just a big piece of art
-mattress = free (boyfriend was in the moving business and someone tossed a brand new set because it was past its return date)
-bedroom furniture = $150 for 2 ikea side tables, $5 on a paper lampshade, other dressers were pre-owned
-coffee table = $50 (CL)
-dining table = $100 (CL again!)
-dining chairs = $300 total plus fabric and cushions. yes, they're ikea... and yeah i'll replace the cheap pine ones eventually.
-poang chair = $100
-office desk = free (my dads work was tossing a granite-topped chrome desk)
-filing cabinet = free (see above)
-rug = i need to replace mine, they're ikea and they look OLD. note to self: don't buy polypropylene, it does NOT wear well.

other odds and ends... chandeliers, etc. i got off CL. i love craigslist.

i think i'm morally opposed to buying new stuff when i can buy used. especially when the used is better quality.
