RE: expense - compared to what? they are certainly more expensive than window units, but a fraction of the cost of retrofitting a space with ducts for conventional AC, or spacepac alternatives.

RE: aesthetics - there are some which look better. see LG. but the reality is we soon stopped noticing ours and they work so well!

and one thing to keep in mind that we found: if you want to have it automatically maintain a certain temp, it's hard because when it's mounted so high up, as is the internal thermostat, the can be several degrees warmer than below. some brands now have external thermostats which can be mounted at a more reasonable level. just something to think about.

really well done. just perfect. i thought many times about trimming out walls but always thought it would be too busy and look out of proportion - jon's is spot on perfect in its scale. i just realized someone else said that as well. we need a third.

i completely agree with the need for assertiveness. we share a back deck with neighbors who fortunately do not use their side at all, but it would be a disaster if they did - and is a disaster with neighbors below us. one dork basically decorated the entire deck with plants and furniture without consulting the people who share the space with him. it's the equivalent of peeing on it. it is now "his" and the others are reluctant to complain because he invested money in furnishing the space. very passive aggressive.

ok, hate to be a downer because i like much about chicago summers, but lake michigan is not the ocean. the cityscape view is amazing, but the number of beach closings last year due to e coli was just out of control. and the street festivals always sound so tempting, but you get there and it's the same crap vendors at every single one, even in neighborhoods with a lot of character.

i should also note that i know some scandinavians who built a summer home in western MA and it is pretty much the same aesthetic inside and out - very dark gray on the outside, and very white, sparse, clean, and functional on the inside. it works really well, but i know they use pillows because i've stayed there.

it says the wood floor in the kitchen was painted to look like stone. wow. it's almost impossible to believe that it is not a stone floor.

two thumbs up. got a great vibe and mix of old and newer, clean and interesting, and color and neutral. you should source more stuff, all of your stuff looks so interesting.
and the photos are great - you can really see spaces rather than just close ups which seem to be popular on home tours. great job and good luck.

it's not clear if you are trying to keep sound out or in. some of the suggestions above may help with keeping your sound in, but not with your neighbors' sound out. it seems like acoustical engineers agree that sound travels through joists and empty cavities and not just through the wall, so before investing any money to caulk or add sheet rock to an existing wall, you should do some research or get an estimate from a contractor. good luck.

i sympathize a little with your situation, but the reality is you are expecting a lot of readers of this site to step inside the mind of a participant in the nyc housing market. as someone who used to live there, it simply does not easily translate into others, at least in the US. i would forget trying to convince non-new yorkers that your place is great and price is fair, and focus on your target audience. while sometimes AT feels dominated by new yorkers, the responses clearly suggest otherwise. and i do think that the best, and only relevant, judge of the "fairness" of your price is the future buyer. how long has it been on the market? any offers?
