we were in a similar situation. Our daughter slept in our room for about a year and then we finally moved her in with her 5 year old brother. I was so hesitant to move her in with him because I was afraid she would wake him up, but we all slept in the same room on vacation one time and I figured they were ready. They do really well together and sleep through each other's crying, noises, book reading, etc. And they LOVE being together. My kids are 6 & 2 now and it's going great. And having our room back to ourselves is so, so nice.

We hate our couch - it's uncofortable. But it's saving grace is that it's microfiber so most anything wipes right up, also it was a free hand me down and we can't afford to spend the money on a nicer one. We didn't think it was worth buying anything new or nicer until our kids were older anyway, so we live with it. HOWEVER, one day when my little angel boy was upset because he couldn't have a snack RIGHT THIS SECOND, he took his scissors and started cutting the cushion fabric! The couch is essentially ruined. The cushions don't come off, so they can't be patched/replaced. Honestly, I don't think he even realized what he was doing at the time. But let me tell you that was some testing of my parenting right there! The good news is he has no doubt that what he did was wrong and how important it is to take care of our things. Now we have an ugy slip cover over an ugly couch and my son doesn't have access to his scissors unsupervised. In the end it's not a big deal - we didn't even like it in the first place. But tiny people make big messes!
Also, when he does "slip up" I definitely make him clean up his pen marks or paint or whatever it may be that day!

Tips for Avoiding Drawn-On Furniture

What about using a pack-n-play type thing for the baby until the older sibling is ready to move into a bigger bed. Our son slept in a pack-n-play for the first 6 months of his life cause we had a very small house and we shared a room. I know they are not the cutest, but it may be a good option until you are ready to move to a bigger bed.
