One thing to think about is whether the springs need to be retied. If you look underneathe the chair and there
is a lot of sagging there then they do. Check to see if it is included in the estimate. The chair is great though.

I've rescued dogs for 25 years, volunteered as a dog trainer for 14 years, and bred and showed dogs for 22
years. IMHO white vinegar is better for cleaning accidents. Most cleaners have ammonia in them which is
to the dog a smell like it's urine. My puppies and adults consider pee pads as a toy to chew up into little
pieces. And baby gates or ex pens can be jumped over by 5 lb. and twelve week old Cavalier KC puppy. I do strongly believe in crates at least for awhile though, we crated puppies at night until house trained and also
our senior rescue pitbull (Tiger) until I was sure of her. If you crate a puppy at night, carry it quickly out the
door to the right spot or it will pee on the way. I totally agree with ZoeMcC on everything else. Also if you
have a smart puppy, NEVER give it treats for going in the right spot. That teaches the dog to go a little bit
and come back in for the treat. Then they finish their bathroom needs inside.

I was recently at my neighbor's house which is identical. Both houses have a living room open to a dining room behind it. We put up trim surrounding the opening and painted it a different color than the walls, while they painted it all one shade. Painting the door surround gives it a larger 'feel' that you are looking into another room.

You don't need a pressure cooker for beans. We bought a crock pot at Goodwill for 2$. Leave it on low over
night and refrigerate until you need them. Plus if you get sick of eating them every day, they can be frozen.
The price has doubled since last year. Besides beans, we cook wheat berries overnight as they make a really
healthy substitute for cereal and they stay with you a lot longer. I also make our own bread which is an incredible savings. You can find cookbooks in Goodwill and even bread machines. For those of you in the mid
Atlantic, The Book Thing in Baltimore gives away about 25,000 books a week. I volunteer there, and while
only open to the public on weekends, we usually start the weekend with about 250,000 books in stock.

Yes! We found our forever dream house on 3 wooded acres within 30 minutes of downtown. It was a replica
of a circa 1700 house in New England. They lived in the basement for four years while they laid wide board pine floors, put in a walkin 8 foot cooking fireplace with crane, and there were beamed ceilings in all of the
main floor. Both of the two larger bedrooms had two walk in closets. The views were incredible. I thanked God every day we lived there. But 12 years ago my husbands mom lost her vision and was clearly headed for
a depression. We sold the house and moved East to be there for her. She lived for 10 more years, and we are
living in the starter home that is what we can afford in this area. I so wish we had kept it and rented it.

It not only had a beautiful wood grain as many posters have noted, it also had wonderful patina. And once
patina is gone it can never be restored. Shabby chic is a trend that is getting old and this piece was ruined.

I am sorry to agree with previous posters about the scale of your furniture. It just makes your rooms look crowded and uncomfortable. Here are some specifics: the couch needing to go through the arch, that overstuffed chairing your living room, your bedside table, and the table between the arches. There are plenty
of posts on here and HOUZZ that give specifics for appropriate scale furniture.
