Numbers 2 and 4 are key. We recently sold our Capitil Hill, DC home in 2days at 10% above the asking price thanks to a savvy agent who told us to empty the house (contrary to #1 on this list DC buyers want to see the"bones" because their either historic district fans as we are or they're going to gut the place); and to require all offers by a particular deadline. We walked away VERY happy, and are now buying our retirement beach home.

Go ahead and paint it. I'm assuming you want to paint the wood white and the sails and rigging silver. Prime the whole thing. Paint the base and mask it off. Before you invest in silver leaf try spray painting the sails and rigging. I'm in love with RustOLeum's super-shiny Chrome paint. I've been using it to paint seashells and gourds and pine cones, depending on the season.
